Abstract
This study evaluates the implementation and development strategy of housing financing products based on Istishna’ contract at BPRS Al Salaam. Using a qualitative method with a case study approach, data was collected through interviews, observations, and documentation involving customers, employees, and academics. The findings reveal that the Istishna’ contract implementation aligns with DSN MUI Fatwa No. 6 of 2000. The contract offers flexibility in payment and home customization based on customer preferences, positioning it as an innovative alternative compared to Murabahah. However, challenges such as low financial literacy, mismatch risks, and limited project supervision remain. Solutions proposed include digital monitoring platforms, enhanced customer education, and strategic partnerships with trusted developers. While limited to a single case, this study underscores the potential of Istishna’ contracts to advance sharia housing finance in Indonesia and offers actionable recommendations for product innovation and risk mitigation strategies. Future research could expand the scope to include comparative and quantitative analysis to deepen insights.
