Abstract
People's need for housing continues to increase, but access to home ownership in Indonesia is still dominated by Home Ownership Loans (KPR) from conventional banks. Based on data from the Financial Services Authority (OJK), the distribution of mortgages by conventional banks reached Rp223.3 trillion in 2023, much higher than the Islamic mortgages of only Rp34.5 trillion. This shows the challenge for Islamic banks to increase competitiveness amidst the market dominance of conventional banks. This study aims to analyse the business strategy of Bank Syariah Indonesia (BSI) Griya's home financing products using the Business Model Canvas (BMC) approach. The research method used a qualitative descriptive approach, which involved in-depth interviews and direct observation at BSI KCP Gandaria. The results showed that effective collaboration with developers and property agents, as well as proper customer segmentation, successfully expanded the market and increased customer loyalty. Strategic recommendations include strengthening collaboration, utilising digital technology, and improving customer relations to strengthen BSI Griya's position in the home financing market.
